What a 4-Point Inspection Is and Why Your Insurer Wants One

If you are buying an older home in Florida, there is a good chance your insurance company will ask for a 4-point inspection before issuing a policy. It sounds bureaucratic, but it is actually one of the simplest steps in the process once you know what to expect.

What a 4-point inspection covers

A licensed inspector looks at exactly four systems of the home:

  • Roof: age, material, and remaining useful life.
  • Electrical: panel type, wiring, and any outdated or hazardous components.
  • Plumbing: pipe materials, water heater age, and signs of leaks.
  • HVAC: age and condition of the heating and cooling system.

That is it. It is not a full home inspection, and it usually takes under an hour.

Why insurers ask for it

Most carriers request a 4-point inspection on homes that are roughly 20 years old or older. These four systems cause the majority of claims in Florida homes: roof leaks, electrical fires, burst pipes, and water damage. The inspection tells the carrier the home is in insurable condition, and it tells you whether a surprise repair is hiding in your new house.

How it affects your quote

A clean 4-point report usually means more carriers will compete for your policy, which tends to lower your premium. Issues like an aging roof or an outdated electrical panel do not always mean a decline: often it just narrows the list of carriers, and an independent agent who knows which ones accept each situation can still place the policy.

Tips to make it painless

  • Schedule the inspection as soon as you are under contract, not the week of closing.
  • Send the full report to your agent, even the ugly pages. Surprises hurt more at the underwriting stage.
  • If the report flags something, ask your agent before paying for repairs. Some items matter to carriers, others do not.
